Investment Criteria.

Spirit has developed a scalable, data-driven process to source, create, and protect value throughout the investment life cycle. With ready capital and the ability to close quickly, a deep bench of lender relationships and a reputation for closing, we seek properties that conform to the following criteria:

TYPE: Suburban garden style, urban mid or high rise
PROPERTY SIZE: Urban properties 25 units + / Suburban properties 150 units +
TRANSACTION SIZE: Single assets of $25 million or greater, including portfolios
VINTAGE: Any
STORY: Preference for deals with a complex story and/or situations where operational and financial expertise and fresh capital can unlock value.
MARKETS: Primary and secondary markets in the Northeast, Mid-Atlantic, Midwest and Southeast
